Two Burst Pipes Last Night

Last night the temperature dropped to a chilly -4 degrees and this is what is woke up to with the sound of water running down the drainpipe. This was not a trickle, but a good 50 liters a minute I would guess. If you look close enough at the photo there are two miniature fountains created from two burst pipes.

Not One, But Two Burst Pipes In One Go

I don't do the climbing on ladders stuff anymore so I got hold of my trusted handy man and he was over after a few hours later this morning. It seems we had 3 pipes that were not insulated so after he did the required repairs to the burst pipes by cutting and replacing the damaged parts he then placed the foam insulation over the exposed pipes.

Luckily this time it was not such a costly fix, but owning a home you just never know when or what is going to strike next. I had no idea these pipes were exposed or they would have been insulated already a long time ago. This is just basic common sense maintenance planning ahead avoiding what happened this morning. This roof is going to be painted within the coming months as we have already paid for this to be done and I am hoping there are no more surprises.

Those of you that own properties know that maintenance never ends and there is always something that needs to be done. This you have to budget for and this means you have to prioritize what needs to be fixed first. I have such a long list these days I could employ the handy man for a year and he would still not be done so you have to tick them off one by one.

The solar installation is the big upgrade coming once we are back from our trip and this is one expense I am looking forward to as it is more of an investment. This will put serious value onto the property especially being off the grid completely and never having to touch the mains again. With the ever increasing electricity prices this will pay itself off in less than 4 years.

The kitchen and bathrooms all need to be replaced along with gutting the lounge making it more modern and appealing with new stackable doors leading onto the garden. The swimming pool cannot be done until I jack hammer the fake rocks which I think are hiding real rocks underneath. The problem is the cement from the fake rocks is crumbling into the pool and why jack hammers are the only answer in order to clear that away first. I suppose I could blow it up and camouflage the noise on firework night, but I guess the neighbors would not be happy. Only then will we find out what we are left with and if we just do a new pool entirely. I told you once you start with a list these things just add up, but this should be fun dong this even though a little pricey.

Those of you that own properties know that maintenance never ends and there is always something that needs to be done.

So true my friend. If you didn't use any of your maintenance budget this month, then save it as you will need twice as much next month. ;)

Dang, that sucks! I'm sorry you have to deal with that. I can't imagine temps that cold in July!
